Asphalt Sealcoating

What is sealcoating? Is it important? Is it better than just getting new asphalt? We get these and similar questions a lot! So here’s a quick and straightforward overview of asphalt sealcoating and how it works.

Your asphalt sealcoating questions answered:

What is asphalt sealcoating?

It’s a bit like freshening up the paint on your home’s exterior to protect it from the elements. Asphalt sealcoating is a process where a thin layer of asphalt and polymer sealant is sprayed over a carefully prepared asphalt surface.

The new coat adheres to the existing layer, sealing off any cracks and rejuvenating its appearance.

Is it important?

Asphalt sealcoating is an essential part of maintaining any asphalt paved surface. You don’t need to do it too often — in most conditions, you’ll likely want to get sealcoating done every three to four years.

This maintenance can add decades to the life of your asphalt. All those tiny cracks are sealed before moisture can do more damage. UV and other forms of wear and tear are effectively reversed.

Done regularly, asphalt sealcoating can rejuvenate your asphalt paving to a new-like condition.

Is it better than just getting new asphalt?

Absolutely! Relatively little material is needed to perform a sealcoat, and the process can be completed swiftly. Asphalt sealcoating will therefore cost you just a fraction of what it would cost to completely replace your existing asphalt paving.

The only time you’d consider completely new asphalt paving would be when your existing asphalt is in significant disrepair — exactly the situation a regular sealcoat will avoid.
